Elgin vs Cache vs Lawton: Choosing Where to Live for Fort Sill

★ Elgin: the new-construction hub

Elgin is the community this site exists to cover, and for good reason. It has the most active new-construction neighborhoods in the area, homesites from half an acre to a full acre, and an independent school district of its own, separate from Lawton Public Schools, with newer facilities and a short commute for families.

The commute to Fort Sill runs about 15 to 20 minutes, Lawton about 15 to 20 minutes for shopping, and the Wichita Mountains about 25 to 30 minutes. The honest trade-offs: Elgin is a small town, so there is no grocery store in town and limited retail, and you will make the drive to Lawton for most errands. Families choose Elgin for the schools, the lots, and the new builds.

★ Cache: quiet and closest to the post's west side

Cache sits just west of Fort Sill along U.S. Highway 62, about 15 to 17 miles by car from the installation, and it is the smallest of the three communities. It offers a quiet, rural feel, low property prices, and the shortest distance to the base's west side for families working in that part of the post.

Cache has its own public school system and a handful of local businesses, but like Elgin it means a drive to Lawton for most shopping. New construction in Cache is less active than in Elgin, so buyers there more often choose an existing home on a larger lot.

★ Lawton: the city with everything

Lawton is the Comanche County seat and one of Oklahoma's largest cities, with a 2020 census population of 90,381. It is where Fort Sill families find the big-box retail, grocery options, hospitals, restaurants, entertainment, and the widest range of housing, from older neighborhoods to newer subdivisions near the base.

Housing prices in Lawton cover a wider range than Elgin or Cache, and new construction is available in several developments. The trade-off is that some Lawton neighborhoods sit much closer to the noise and traffic of a larger city. For families who value convenience and choices, Lawton is hard to beat.

★ The commute math, side by side

Every duty station is temporary for most military families, and how you spend your off-duty time matters as much as the commute. Families who want weekend hikes, fishing, and the outdoors love the Wichita Mountains corridor that Elgin and Cache back up to. Families who want restaurants and events after work lean Lawton.

A note for PCS families: boundaries shift and every child is different. Check the current Oklahoma state report cards and talk to parents who live in the neighborhood you are considering. That last step is the one nobody skips and everybody wishes they had not.

If new construction, big homesites, and an independent school district are the priority, start in Elgin. If the shortest drive to the post and maximum quiet matter most, look at Cache. If you want every amenity in town and the widest housing menu, Lawton is the answer. Most families land on Elgin for the schools and the new builds, which is why the builders keep coming back.
