Buying a New Construction Home Near Fort Sill: What PCS Families Should Know

If you have PCS orders to Fort Sill, a new construction home in Elgin puts you 15 to 20 minutes from post, inside the Elgin school district, and in a home built to your specs. This guide walks through how buying new works with a VA loan, how BAH covers your housing payment, and the timeline questions to ask before you sign.

Why military families buy new construction in Elgin

Most new construction in the Elgin area is built on half-acre to one-acre homesites in active subdivisions, with prices for current Elgin-area new builds ranging from roughly $269,990 to $440K. For a PCS family, that means a brand-new home, builder warranties, and no bidding war on a used property.

Elgin's location is the other draw. The commute to Fort Sill runs about 15 to 20 minutes, Lawton is a similar drive for groceries and retail, and the Wichita Mountains are 25 to 30 minutes away. The trade-off is that Elgin is a smaller town: there is no grocery store within the town limits, so most errands mean a short drive into Lawton.

VA loans work on new construction, with a few rules

A VA loan can absolutely be used to buy a newly built home, and the advantages are the same as on a resale: no down payment required (within your entitlement), no private mortgage insurance, and competitive interest rates. There are two things that make new construction different.

First, the builder must be on the VA's approved list, or the home must be eligible for a VA appraisal and warrant. Your lender will verify this early, so it is worth asking about builder approval before you fall in love with a floor plan. Second, the VA appraises the completed home, and the appraisal protects you by confirming the home is worth what you agreed to pay and meets Minimum Property Requirements.

The VA funding fee applies to most purchases unless you are exempt, typically because you receive VA disability compensation. Your lender will confirm your rate and fee in writing. No veteran should ever feel pressured to skip the funding-fee discussion: it is a standard part of every VA loan disclosure.

The 2026 BAH math at Fort Sill

Basic Allowance for Housing is calculated by pay grade, dependency status, and the local Military Housing Area. The Fort Sill and Lawton area (MHA OK237) is one of the lowest-cost BAH markets in Oklahoma, which is exactly why the housing math works here.

For 2026, representative Fort Sill and Lawton BAH rates are roughly $1,233 per month for an E-5 with dependents, $1,494 for an E-6 with dependents, $1,587 for an E-7 with dependents, and $1,758 for an O-3 with dependents. Lower enlisted grades run around $1,200 with dependents, and rates rise to roughly $2,271 at the top officer grades.

Compare that with Oklahoma City, where an E-5 with dependents receives roughly $1,719 per month in 2026. The point is not that Lawton BAH is small, it is that local prices are small too. Your BAH often covers a large share, and in many cases all, of the principal, interest, taxes, and insurance on a new build in the Elgin price range. Run the numbers with a lender who closes VA loans regularly.

Timing your build around a PCS

New construction takes months, not weeks. From contract to closing, most Oklahoma builds run several months depending on the builder, the season, and the size of the home. If you PCS in the summer and need the kids enrolled in Elgin schools by August, you usually want to start the conversation six months or more ahead of your report date.

Two practical moves help: talk to the builder about a target completion date and get it in writing, and line up temporary housing (on-post or a short-term rental) in case the finish date slips. Delays are common enough that smart buyers plan for them, and every experienced Fort Sill relocator will tell you the same thing.

Questions to ask before you sign

  • What are the HOA dues and rules, if the community has one?
